The Project is the extension and renovation of a grade two listed gate keepers cottage located at the entrance of Town Close school.
The works consisted of the demolition of all single storey lean-too type additions to the property and the addition of a two storey extension. Complete replacement of all external windows and doors with extensive brickwork alterations and repairs. The installation of bespoke windows and doors with very careful detail given to match the existing joinery that was previously removed.
The external masonry elevations were completely painted over and the extend of the brickwork repairs to be carried out were not known until the surface was cleaned, consideration had to be given to the type of system used to remove the existing paint so as not to damage or change the face of the brickwork once cleaned.
As part of the work, where the extension was built there was a requirement to break through the existing masonry to create the new layout, once this was started it was obvious the building was in a very poor condition and required an engineer to detail the necessary strengthening works required to ensure the building regained its stability. The strengthening works were carried out, it was found that there was also a requirement to replace the existing roof with a traditional hand cut roof with all details to match the existing.
The internal works consist of new first floor bath and shower rooms, a complete rewire of all the electrical installation. New floor boards throughout the building. The complete removal of the ground floor kitchen floor and reinstatement to current regulations. The complete replacement of the heating system (designed by NCL) Inclusive of Underfloor heating to the new extension and kitchen area.
The construction of internal joinery works included new bespoke internal doors and fitted wardrobes in each of the bedrooms. A fitted kitchen complete with Paquet flooring and decorative floor and wall tiling.
The project had been finished to a high specification with attention given to ensure we used high quality material to match the original items of the property. NCL worked closely with Town Close School, Pure Architecture and Norwich City Council conservation officer to bring this beautiful building back to life.
